HOME ADDITIONS
Additions are the most involved projects we take on. They combine site work, framing, roofing, mechanical, electrical, plumbing and finish work, and they interact with local permitting. BMF walks the property with you first and is direct about what the project really involves before you spend money on design.
What's Included
- On-site feasibility walkthrough
- Coordination with your designer or drafter
- Framing, roofing tie-in and exterior finish coordination
- Interior finish work: drywall, paint, flooring, trim
- Scheduling and site cleanliness management
What's Not Included
- Stamped structural engineering and architectural design (coordinated, not performed in-house)
- Any promise about permit approval or timelines — that decision belongs to the jurisdiction

- Permitting and design typically take longer than homeowners expect; plan for it.
- Utility locations, setbacks and rooflines drive what is realistic on your lot.
- Additions are staged — the disruptive phases are front-loaded.
Common Questions
Do you handle permits?
We coordinate the permitting process with you and your designer. We never guarantee an approval or an approval date.
Can we live in the house during an addition?
Usually yes, since most of the work happens outside the existing envelope until the tie-in. We tell you when that changes.
