FREQUENTLY ASKED
Straight answers about how BMF estimates, schedules and runs remodeling work. If your question isn't here, call, text, or ask our project assistant.
How does the estimate process work?
You reach out by phone, text, or the estimate form. We schedule a walkthrough at the property, look at the actual conditions, and send a written scope and estimate. Estimates in our regular service area are free.
Is the estimate really free?
Yes, inside our regular Tucson-area service area. Projects farther out may involve a travel fee, and we tell you that before we schedule anything.
Do you provide design services?
We help you think through layout and material choices and coordinate with designers and drafters when a project needs stamped drawings. We do not perform architectural or engineering design in-house.
Do you handle permits?
We coordinate permitting with you and any designer involved. We never guarantee that a permit will be approved or when it will be approved — that decision belongs to the jurisdiction.
How long does a remodel take?
It depends on scope and material lead times. Cabinets, counters and special-order tile usually drive the schedule more than labor does. You get a working schedule with your estimate and an update whenever it changes.
What affects the cost of my project?
Size, layout changes, material selections, condition of what's behind the existing finishes, and whether plumbing or electrical has to move. We won't quote a number over the phone before seeing the space.
Can we stay in the house during the work?
In most projects, yes. Single-bathroom homes and full kitchen remodels are the usual exceptions, and we plan around them with you before we start.
How are changes handled once work starts?
Any change to the scope gets written pricing before we perform it. That includes conditions we discover after demolition.
How do you handle dust, noise and cleanup?
We protect floors and surfaces, contain dust in the work area, and clean up at the end of each working day. Demolition days are the loud ones and we tell you when they are.
What areas do you serve?
Tucson, Marana, Oro Valley, Vail, Corona de Tucson, Sahuarita and Green Valley. Areas farther out may be possible with a travel fee.
What work don't you take on?
Anything that belongs to a licensed specialty trade outside our scope — for example HVAC replacement, roofing systems, main-line plumbing, mold remediation and lead abatement. We tell you up front rather than improvising.
What should I have ready before the first meeting?
A rough idea of what you want changed, any photos or inspiration you've saved, your ideal timing, and a budget range you're comfortable sharing. That is enough to have a useful first conversation.
